Introducing the report and the PPP project
This thesis is written in a framework of the People Planer Profit (PPP) project of 2007. The PPP project of South Africa is based on a collaboration between the Hogeschool Utrecht (HU) and the Tshwane University of Technology (TUT). The PPP project of 2007 consists of seven students writing 5 different thesis’s on sustainable urban development in the broad sense of the word. Introducing the research area
The research area is Sunnyside, an inner city neighbourhood situated in Pretoria. Sunnyside consists mainly out of high rise buildings. This makes Sunnyside a high density neighbourhood. After the abomination of the apartheid, Sunnyside changed from a mainly white neighbourhood to a mainly African neighbourhood (The political correct way to call an indigenous or native or “black” individual is African). Research
For this report I conducted research on diversity in the neighbourhood to answer the problem statement, being: “Is the current situation in Sunnyside sustainable on the focus points of building environment and social economic diversity and are these two in balance? Which possibilities are there to improve this situation?” To analyse this, a research on quality of current real estate diversity, rent diversity and income diversity has been done. This resulted in the conclusion that the diversity in quality in real estate is quit low, it all falls in the range of average quality. The rent prices per month vary from R 900 (€95) to R 4 000 (€ 420). This range stretches from a bachelor apartment of low average quality to a three bedroom apartment of high average quality. These figures are the extremes of low and high. The diversity of Sunnyside is quit low and therefore these extremes are not representative for the neighbourhood. An average unit in a apartment (there are three units in a three bedroom apartment) in Sunnyside will cost round about R 1 130 (€ 120). The incomes of the people of Sunnyside have a high diversity. If one just looks at the middle 70 percent to take out the extremes wages. The top earners in the core of 70 percent still earns more than 20 times what the low earners of the core of 70 percent do. In relation with the great inequality of South Africa this diversity isn’t that high. Most of the people in Sunnyside live in the category of (the high part of the) low income and (in the low part of the) middle income. The diversity in occupation of the people in the neighbourhood is low, 50 to 70 percent works for the government.

Conclusion and recommendations
The conclusion gives an answer to the problem statement. Answer: The current situation in Sunnyside is not sustainable on the focus points of building environment and social economic diversity. Also they are not in balance. The people are too poor for the rent prices of the real-estate present. The diversity of Sunnyside is too low in building environment. The real estate only addresses approximately 50% of the people actually living in Sunnyside. Especially at the lower end (+/- 35 percent) of the income distribution, large quantities of people can not afford to life in Sunnyside. For the upper income group their also is room to broaden the diversity of building environment. The social economic diversity should be higher and better balanced than it is now. The (high) middle and high income group should be better represented in Sunnyside. This will boast the local economy and overall cash-flow. It could also work as a stimulanting example for the people in Sunnyside who earn a bit less at the moment.

Recommendations
The diversity in Sunnyside is low. One of the solutions for this problem is a broader diversity of building environment. A broader diversity must allow the people who can not afford a unit now, to rent a unit by them selves instead of sharing them (illegal subletting). And attracting people at the upper end will generate more cash-flow into the neighborhood
